D.I.S.C. By Dan Polimino.

Chances are, if you own a business or you were ever an employee, you may have been asked to take a personality assessment. As an owner of Keller Williams Realty DTC and a partner of The Colorado Dream House Team, we often have the new recruits take a D.I.S.C. (Dominance, Influence, Steadiness, Conscientiousness) assessment test. It's a quick personality test that will tell me a lot about how someone communicates. I also get to know their likes, dislikes, and how I might relate to him or her.

After a short series of questions, the test is scored and an individual will come out either a "D," an "I," an "S," or a "C." However, it is more likely to result in a combination of two, three, or four of the personality traits. In most cases, a person tests to be dominant in one category more than another. Here is what each letter represents:
* Dominance: Direct to the point, decisive, and bottom line oriented.
* Influence: Optimistic and outgoing, often highly social.
* Steadiness: Empathetic and cooperative. Typically a team player; supportive, and helpful to others
* Conscientiousness: Concerned, cautious, and correct. These individuals are often focused on details and quality.

When I took the test, I came out as a "High D" with some "C's" on it. If you would ask my friends, I am all "D" with no "I," "S," or "C" in my gene pool. For the most part, that's accurate and reflects my personality since I am a very bottom line type of guy. So how does this apply or matter to people buying and selling homes?

We often talk about consumers making sure that they should have a good rapport with the agent they selected to represent them. My business partner Gary Lohrman and I often joke with costumers saying, "If you want a short and to the point conversation, then call Dan. If you want to talk about your day, the kids, or even the weather, then call Gary." You see, Gary is a "High I." He loves being social and that’s his DNA. In fact, if we could give each one of our customer a D.I.S.C test, we would. I am sure it would be an easier transaction for everyone because we would be able to match up the seller or buyer that best fits with either my personality or Gary's.

I know that this is not a "change the real estate market" kind of news, but it does give us great insight on how to relate to buyers and sellers so everyone has a pleasant experience. If you are a "High I" and have an agent that is a "High D," chances are, the two of you are having a tough time communicating.

It's Not Much Fun Being A Buyer's Agent These Days. By Dan Polimino.

Since the real estate market crashed in 2008, the best position to be in would have been a buyer's agent. After all, for the last five years, buyers have been in the driver's seat in Denver. They had the low interest rates, low prices, and plenty of choices in homes. Since there were so few of them, they could name their price and get it. In essence, they had all the power while the sellers had none, and boy did the sellers feel it.

Fast-forward to present day and it's a whole new world in Denver. Being a buyer's agent in Colorado is not much fun right now. If you are currently a real estate agent, you know what I am talking about. It's getting pretty hard to get a home under contract for the buyers that you are representing. At least 7 out of the last 10 buyers I had been working with got into multiple offer scenarios. The majority of homes we were trying to buy are getting two, three, or more offers at the same time. In the lower price ranges (300K and below) some sellers are getting higher than asking price and buyers are getting frustrated. It's not like the buyer can just move on to their second choice, because there is no second choice. There are so few homes on the market with more buyers everyday it's becomes a bidding war.

I looked at the stats from Metrolist for March 2011 versus March 2012. Two things jumped off the page: Firstly, inventory across the board for all price ranges was down 53.4 percent from March 2011; Secondly, when you look at how many "month's supply of homes" it fell down from 8.7 to 3.4. It's a competitive market.

For most of my career, I have been known as a seller's agent. My business partner Gary Lohrman and I usually represent 25-45 sellers at a time. We can easily handle these many properties because we have seven people on our team so the news above is music to our ears. What it means to us is that for the first time in five years as a seller's agent, we are finally on the right side of the equation. There's no more getting beat up by buyers and their agents. These days, we manage the multiple offers for our sellers and we get them the highest price possible. In some cases as I mentioned, we get over the asking price.

I have been waiting to say this for five years. I know some people are afraid to say it and still others disagree, but I am going to say it anyway... "IT'S NOW A SELLER'S MARKET in some of the price ranges!"

No wonder this has been a Cherry Creek favorite for as long as it has. With all the new and fancy burger places this is one of my favorites."

The building doesn't match the surroundings (JW Marriott, Hermes down the street) but that just adds to its charm. How To Make Moving Fun. By Dan Polimino.

Let’s face it: moving is stressful for everyone involved and sometimes it's hardest on the kids. Moving to a new neighborhood or even a new state means leaving your friends, maybe some family, and your familiar territory behind. For parents trying to help their kids make the adjustment, there are a few tips you can do to ease the anxiety. Here are a few of my favorites.

1) Let each child pick their new room and then help them personalize it. Every child has their own personality and this is a great opportunity to let them express that. This will take their mind off leaving their old room and house behind and focus on looking ahead.
2) While everything is still in boxes and disorganized, try camping out in the new house. Set up a tent in the living room, blow up air mattresses, and camp inside the house. This also works on the last night or two in the old house before you leave. Again, try to make the experience fun without focusing on the negative.
3) Explore, explore, and explore. In the first few days of moving, make sure that you make time as a family to explore your new surroundings. Try to find a new favorite pizza place or a new favorite ice cream shop. Make it an adventure or contest to see who can find the most fun places.
4) Routines! Nothing promotes stability and eases anxiety like routines and kids need them. If you have a standard bedtime routine, jump right into it as soon as possible. If you have a standard routine each morning getting ready for school or church on Sundays, make sure you stick with it. This will help the transition maybe more than anything else.
5) Open communication. This should go without saying, but sometimes in the busyness of moving, one can forget to stop and talk about what your child is thinking. If you notice that they have become unusually quiet over the first few days or weeks of the move, then chances are something is going on that you'll need to address.

Finally, acceptance is the last step in making the transition. As parents, if we are having a hard time accepting the move, then you can bet the children will too. Make sure that you portray acceptance to your children and then help them to feel that way as well.

Denver Second in U.S. for Quickest Sales

Buyers must act fast to get dream home. By Steve Raabe The Denver Post.

New advice from the trenches on buying a home: Look early. Think fast. Hone your quick-draw skills with the checkbook.

Metro Denver's real estate market, not long ago a buyer's domain, suddenly has shifted to a seller's paradise, at least in some neighborhoods and price ranges.

Realtors' offices are rife with fresh anecdotes of sellers happily cherry-picking from multiple offers - some of them above the asking price.

How fast is the market moving? A new report shows that Denver is No. 2 in the nation for the shortest length of time that a home is listed before being sold - 33 days - far below the national median of 89 days.

Until recently, prospective buyer Patty Kupfer had viewed shopping for a home as a weekend diversion. You know, tell your broker that you're available, say, from 2 to 4 p.m. on Saturday.

Hah.

"There's no such thing anymore as a weekend home tour," Kupfer said this week. "Because if you wait till the weekend, nothing's going to be there. If you're just looking casually, you’re not really in the market."

Kupfer, managing director of a nonprofit immigration-reform organization, said she has adjusted her approach in the face of vigorous competition from other buyers.

"Every house I've looked at has gone under contract within 48 hours," she said. "This has forced me to be more serious about it. The very next house that seems like a good fit, we're going to visit it that very day (it's first listed)."

In recent months, buyer demand has surged and the number of homes for sale in metro Denver has dropped sharply.

Unsold homes on the market totaled 10,325 at the end of March, a 42 percent drop from March 2011.

The result is that for some neighborhoods and some price ranges, homes are in short supply and selling fast.

In particularly high demand are homes priced from $250,000 to $400,000 and in central Denver neighborhoods such as Park Hill, Congress Park, Curtis Park, Mayfair and the Highlands, said Michelle Ackerman, Denver-area manager and broker for Redfin.

Even though metro Denver homes have shown only marginal price appreciation so far this year, realty analysts say strong demand and multiple offers could soon push values higher in lower to moderate price ranges.

One factor that makes price predictions difficult is foreclosures.

Lenders hold an estimated 1,650 foreclosed properties in metro Denver that haven’t been put on the market, according to data compiled by Redfin. As the market strengthens, more foreclosures will be listed for sale, which in turn could slow down price appreciation.

Sellers of homes listed for more than $500,000 generally aren't enjoying the market heat.

"Once you move above $500K, inventory widens dramatically and prices are still down, and arguably falling," Ackerman said.

Elsewhere, inventories are low and urgency among buyers is high.

Joshua Kurdys and Ileana Sadin, recent arrivals to Denver from State College, Pa., found the Denver market to be an exercise in frustration.

"You'd go out and see five or 10 houses, and the one house that was decent would be snatched up immediately" by other buyers, Kurdys said.

After several failed offers in central Denver neighborhoods, the couple decided to expand their geographic parameters, accelerate their pace and be willing to bid higher.

"It was very apparent that if we didn't make an offer at very close to asking price, we weren't going to get it," Kurdys said.

The strategy worked. They recently targeted a newly listed home in Curtis Park, made a 9 a.m. appointment to see it and submitted an almost full-price offer the same day. They now have it under contract.

What can be a frustrating endeavor for buyers is a pleasant relief for sellers.

Connie Ulrich was anticipating the worst in attempting to sell her three-bedroom home in the Northbrook subdivision of Thornton.

But within a month of listing the home, she'd had 34 showings.

"We had so many showings, it was just insane," she said. "I never expected it to be so busy."

Listed at $254,000, the home now is under contact for $256,000.

"There is a shortage of good product," said broker Rhonda Knop of Distinctive Properties. "If it's priced right and shows well, it is selling."

Claire from Denver, CO says, "Breath taking! It's beautiful here!!! Everyone who visits Colorado must go here. I've never seen something so beautifully constructed by mother nature (besides grand canyon) but this is a sight to see. Two large monoliths (rock formations) enclose a beautiful amphitheater, which enables acoustics to generate magnificently throughout the theater. Open aired concerts, events and movies are played here from summer to fall. The seating was constructed like stairs not chairs. During weekends, the locals come use the stadium seating as exercise. They use the trails for hiking. The entire park is so amazing to take in, it's huge! I promise you, watching a concert here, is like nothing else. There is available parking in 3 areas, the bottom near the gift shop, the middle near the bridge (you can use the bridge to hike up to the lower part of the amphitheater) or the upper area (where it's easily accessible to the sights, museum and restaurant). The museum is very informative. Take a quick look, you'll find the music area interesting. There is a restaurant though it closes early. Good for brunch, lunch and late lunch."

Louisa from Vernon Rockville, CT says, "Such a BEAUTIFUL place. The amphitheatre is HUGE. They have 70 rows of seats with 100+ seats per row. I went during the day to visit. There were so many people exercising at the amphitheatre. I was motivated to run too, if I had the proper attire. There are 390+ steps from the top of the amphitheatre to the Trading Post Road. 190+ stairs from the top of the amphitheatre to the stage. Excellent place to workout. Outdoor seating. Planning to come back for a show. Also, they have several trails in the park to hike. My husband and I went on the Trading Post Trail. Lots of scenery. Only 1.4 miles long. Beware, if you go downhill, you will need to eventually hike back uphill. Have on good shoes, a bottle of water, and sunblock. Has very minimal shade. Definitely a place to visit. The view is breath-taking."

We have heard an awful lot about "Green Homes" and "Green Construction" in the last few years. In fact, builders have been working hard to fill this demand in the marketplace, but is there really a demand? I have heard that stats show buyers will not necessarily choose an eco-friendly home over a standard home simply because it's green. Although I think that buyers can be influenced to buy a green home if they think that it can save them money. The big issue with people who are converting their existing home to a green home has been the upfront expense. I tell home owners that are thinking about making a green improvement that it may not benefit them in the wallet when it comes to resale, but can help the home sell quicker.

For example, if you are thinking about putting in a geothermal heating unit to be green, efficient, and cut down on energy bills, you better plan on staying in that house a long while to make up for the expense of installing it. The person that really gets the payoff on the geothermal system is the individual that buys your home. Chances are they did not pay more for your home because of the geothermal system and yet they will reap the benefits in the energy bills while you up fronted the cost of installation.

Still, there are benefits to certain green updates. Installing new energy efficient appliances that are being sold with the home is attractive to potential homebuyers. Tank-less water heaters still seem to be in demand and are on some buyer's wish list. Energy efficient furnaces and air conditioning units are a noticeable upgrade that the average buyer wants. Converting all of your lighting from incandescent to fluorescent is cheap and people like it. In some cases, solar panels can be a good investment, but again, that walks the line on whether or not you will see your money back when it's time to sell.

Of course, there are the die-hard green buyers out there who want recycled blue jeans for insulation, recycled glass tile, as well as carpet in a home that has zero energy bills. As a seller of an existing home, I do not recommend you go to this extreme. This is still a small segment of the buying population that is best suited for custom green builders.

Decline in inventory: 42%

This mountain-high city never experienced the highs and lows in home values that its coastal counterparts did. And now, with rents rising and vacancy of just 2%, more apartment-dwellers are taking the plunge into homeownership, local broker Gary Bauer says.

This city's inventory in February was down 42% from the same period a year earlier, at just 10,086 units. The number of homes going under contract spiked 19% between January and February of this year as buyers raced to take advantage of low interest rates and relatively low prices.

"I'm not sure what magic thing happened in January, but buyers really came out," Bauer says.

Prices aren't falling as they are in many other markets, according to Metrolist. The average home price of $270,821 was up 2% from February 2011. Bauer says March looks to be another record month.

They also serve mimosas and Bloody Marys in the morning, which are large and delicious. They have quite an extensive menu, actually making it hard to choose what you want, and the interior decoration reminds me (a northern Midwesterner) of someones great grandmas house in the UP or Minnesota. We are fans, though they need experienced hosts at the front door. There is some seating to wait, and a little coffee bar to wake you up while waiting. It's overall a great place for a Sunday morning breakfast."

We received an estimate ahead of time (a rep came out to our house to look at the items we have) and agreed to a flat rate for the move, understanding it would include one truck load. Looking back, I'm glad we did the flat rate (although it was a wash money-wise with the hourly rate), because I wasn't worried about time or how fast/slowly things were going. A crew of four guys (we were only expecting three) called to let us know they were on their way and showed up on time. All were professional and courteous, and had great attitudes throughout the day. Each of the guys worked incredibly hard to move our things quickly, but were also very careful not to damage anything. They packed the truck as tightly as possible to maximize what we could get in the load. When we realized it wasn't all going to fit, they offered to do another trip for a flat fee, which we felt was reasonable. The only damage we saw was a drawer that fell out of a dresser and cracked a bit, but that was more from being an old dresser than anything the movers did. We were impressed with this company's transparency (no hidden fees, no tricks, etc.) and especially the movers' hard work. We'd use them again in a heart beat."

The Quiet Listing. By Dan Polimino.

If you have been around the real estate game for any period of time, you must have heard the term "quiet listing" or "pocket listing." This means that a Realtor has a client that would like to sell their home, but does not want to put it on the market. Here is how it works:

A seller calls their agent and says, "If you know of anyone who might be looking in this neighborhood, could you tell them about our house?" The agent then usually asks a series of questions, not the least of which is, "Do you want to put the house on the market?" This entails a listing agreement, entering it into the multi list, marketing it, and scheduling showings. This is usually where the conversation ends because the seller doesn't want to do all that and they just want to sell. They are basically saying that if you run across a buyer in the course of everyday business who may be a fit for their house, you can show it to the buyer and they may entertain an offer.

I know many good agents that take these quiet or pocket listings. In fact, I have taken some myself. The truth is, they aren't a listing at all. Until there is a written agreement, there is no listing, quiet or not. Moreover, it rarely works. If this were a hot seller's market, then I would say that this strategy could be a distinct advantage, but in a buyer's market, it's a disadvantage. Furthermore, if a seller is not willing to list the home and market the home, then chances are they're not very serious about selling the home. That also likely means the home will be overpriced, again preventing it from selling, quiet or not.

If a seller really wants to sell their home, it needs to be in the MLS and marketed properly. There are too many homes that are listed and are being marketed for a quiet listing to compete against. The homes in the MLS and on the web will sell long before the pocket listing ever gets a showing.

I Was My Mother's Third Choice. By Dan Polimino.

Frequently, I get asked to list a home wherein I am the third Realtor that the seller has used in trying to sell their property. In some cases, I have been interviewed for the job a year before or earlier and they selected someone else. In other situations, they have tried two other real estate professionals and for whatever reason were unable to move the home. The sellers have either read my newspaper column or were referred to me and there I am, interviewing as the third Realtor on the job. People ask me if I mind being the third choice in selling their home. I always tell them, "I don't mind at all as I was my mother's third choice." Even though my brother and sister were born before me, being the third child and the baby certainly had its advantages. The same can be said about being the third Realtor chosen to sell a home.

1) By the time a seller gets around to using their third Realtor, they are sick and tired of the whole process. They just want to know one thing and that's, "What's it going to take to sell this house?"
2) By this time, they generally have a very realistic view of the true value of their home.
3) By this time, they usually make all the right moves like having the home picture perfect and never missing a showing.
4) By this time, they not only understand the word compromise, but practice it.
5) And by this time, they are feeling and doing all of the above to sell the home.

That's a great environment for me to be in as their agent and that's why I tell people I don't mind being their third choice. In most cases, I hope to save them the pain of using three Realtors by being their first choice, but it doesn't always work out that way. I tell consumers all the time, "If what you are doing isn't working, then change gears quickly to make the necessary adjustments." That does not always mean switching Realtors. Look to see if you need to adjust the price first, then how the home is showing, and finally, if you have great marketing. If any of those three are out of whack, fix them fast and yes, sometimes that may mean getting a third Realtor.

FHA refinancing fees dropping!

While FHA fees for purchase mortgages will be going up sharply on April 1st, it appears that fees for FHA "streamline" mortgages will be going down soon. A streamline refinance is for borrowers who have an existing FHA mortgage and wish to reduce the rate, or change from an Adjustable Rate Mortgage (ARM), with a minimum of paperwork and WITHOUT an appraisal. Many borrowers have not been able to take advantage of this because of the increase in the monthly mortgage insurance premiums offset any of the gains produced by refinancing.

The proposed changes for FHA refinances is to reduce the current upfront mortgage insurance premium from 1% to .01%, and the annual premiums paid monthly from 1.15 to .55%. On a $200,000 mortgage, the upfront premium would decrease from $2,000 to $200, and the monthly mortgage insurance would decrease from $192 per month to around $92.

The only catch, so far, is that the new fees only apply to loans taken out before June 1, 2009. I have no clue why this cutoff date was chosen.

We Are Blessed In Colorado. By Dan Polimino.

Being in the real estate business, I hear people grumbling all the time about the market. It comes from buyers, sellers, and agents. I often wonder if they really know how blessed we are in Colorado compared to other real estate markets across the country.

I heard a story of man in Las Vegas that sold his BMW for $30,000. He then took that money and bought not only one, but TWO $15,000 condos. Each condo was a relatively new build, two-bed and one-bath. He rented each condo for over $900 a month and in his first year made almost all the money back he invested. Can you imagine a nice condo like that selling for $15,000 dollars? Now that is a depressed market.

In Florida, couples are in court NOT fighting about who gets the house from the divorce, but rather who gets STUCK with the house after the divorce. Divorce is hard enough, but now you have a judge telling you that you must keep this huge liability called a home and make payments on it. I have never heard of a divorce couple going to court so they wouldn't keep their home. That's a bad market!

In Detroit, there are so many foreclosures that have no hope of selling and are in such bad neighborhoods that the cheaper option is to tear them down. That in and of itself is not new, but what we are seeing in Detroit is entire city blocks demolished. Neighborhoods of 50 to 100 homes are gone with only empty streets and fire hydrants as reminders of homes that once stood. Again, can you imagine driving to an area of town that was a vibrant neighborhood at one time and now is no more? It looks like something out of the movies.

The down real estate market has hurt everyone in every part of the country, but if you look closely, we are blessed in Colorado. Our unemployment rate is lower than the national average, we have a good corporation base, a vibrant downtown, 300 days of sunshine a year, and it is still a place that people want to live and relocate. Inventory is low, we sold a large majority of our foreclosures, prices are stable and in some cases rising.

Next time you hear people grumbling about the real estate market in Colorado, tell them about Las Vegas, Florida, and Detroit. It makes you appreciate where you live.

Beatrice & Woodsley - Yelp review of the week

This week we are going to see Yelp reviews of Beatrice & Woodsley, located at 38 S Broadway, Denver, CO 80209. Created somewhere between the wilderness of the forest and the solitude of the city, Beatrice & Woodsley brought the Colorado wilderness into Denver’s heart to celebrate the history of restaurants as providers of restoration, replenishment, and relaxation.

Jason from Commerce City, CO says, "What an incredible experience! If I had to describe the inside of this restaurant, it would be "Enchanting." We had brunch in the beautiful golden glow of the restaurant. It was wonderful. I had the Eggs Johnny Fever, which I would have loved had it not been for sampling my brunch-mate's Ugly Crepes. They were loaded with Crab, Goat cheese and crawfish. I felt really stupid for dismissing these while reading over the menu. For some reason, I see "crepes" and think sweet. I will be back...and they will be mine. I flirted with the idea of giving just 4 stars, only for the reason that ALL of our dishes came out barely above room temperature. Our waitress and the manager were quick to remedy this situation and we were grateful. With all of the attention to detail, I am guessing that this may have been an anomaly. The cocktail menu was fun and inventive. I stuck with the Bloody Mary (I know...Boring!) and while it was very good, next time, I hope to try the Tea Thyme (Earl Grey Infused Gin, Lemon Juice and Thyme Essence) or the Tip Toe Through the Tulips (Zubrowka Bison Grass Vodka, Lavender and Lime)."

My husband and I split the EMPEROR'S RISOTTO, CRAWFISH BEIGNETS and a KALE CEASAR SALAD. For dessert we spilt of BIG piece of chocolate cake and finished it off with a whiskey espresso. Surprisingly, this was PLENTY of food for both of us. The meal wasn't cheap, but the food was flavored exquisitely.... this is definitely a special occasion place, but I'll save my pennies, This is my favorite place in Denver."

FHA fees increasing on April 1, 2012

FHA will increase the upfront mortgage insurance premium by 75% on April 1, 2012. The current upfront fee is 1% and will be increasing to 1.75%. This means that the upfront mortgage insurance on a $300,000 FHA mortgage will increase from $3,000 to $5,250. Additionally, the monthly mortgage insurance, which is currently 1.15% for a mortgage with a loan to value over 95%, will be increasing by 0.1% to 1.25% annually.

At a Senate Hearing last week on the state of the housing market, Secretary Donovan indicated that FHA would be reducing premiums for FHA loans that were endorsed on or before May 31, 2009. The logic behind this is to help people, who have demonstrated a track record of performance, refinance their FHA loans.

Are You Ready for the Selling Season? By Dan Polimino.

Here we are, just two weeks from the start of the selling season in Colorado. While it may not look like spring yet, buyers and sellers should be gearing up. April 1st through July 31st is the best time to sell a home in Colorado. Soon your lawns will be green, flowers will be planted, the weather will be perfect, and buyers will be out en masse. With a little more than two weeks to go before the start of the season, here is a short list of what you should do to be prepared if you are in the market.

Sellers:

1) Make sure your home is show ready.
2) Does it need a fresh coat of paint? Or do you just need to get the scuffmarks off the wall? Start the project list and complete it.
3) De-clutter. Move some of that furniture into storage and take some of the knick-knacks with it. Remember, buyers need to see themselves living in your home. They are not there to see all things IN your home.
4) Clean, clean, and clean again. A house that looks like it has been well kept and cared for will always sell.
5) Meet with a real estate agent as soon as possible to talk about how long it will take to sell your home, at what price, the competition in the market, and what you can expect from his or her services.

Buyers:

1) Make sure that you have started your homework; and for many, that begins with speaking to a lender. What can you afford to buy? What does it take to get qualified, and what can you expect?
2) If you are thinking of buying, chances are you have been looking at homes online. Do you know what areas you would like to live in? What you can buy in those areas? Have you refined your wants and needs list?
3) Meet with a real estate agent. There is no doubt that a real estate professional will help make your home buying experience so much smoother and happier.
4) Refine your search, get out, view homes, go to open houses, and drive around neighborhoods.

Finally, for both buyers and sellers, remember that buying and selling a home should be a pleasant experience. It's not about who wins or losses; if you can keep the word "compromise" in the forefront, then chances are it will be a smooth transaction for everyone involved.

Refinancing a condo that has a conventional mortgage

Refinancing an existing mortgage that is either a Federal Housing Administration (FHA) or Veterans Administration (VA) loan it is far simpler than a property that currently has a conventional mortgage. The main reason is that in most cases it will not require a project approval of the Homeowners Owners Association. But the situation may not be hopeless, even if you have a "condotel".

Non agency portfolio products are a great option for someone who has a condo with a mortgage that is not FHA or VA. A portfolio product is a mortgage that a company will hold and service, giving them more flexibility in the underwriting requirements. Examples of this flexibility are: a loan to value up to 90% without mortgage insurance, projects up to 8 stories may be acceptable, etc. While project approval will still be a consideration, the guidelines are often less stringent than required to for other mortgage options.

A "condotel" is a building that is used both as a condominium and a hotel, which are popular in resort areas. Condotels are characterized by a "front desk" to rent the unit out when the owners are not using it. They are different than a time share because the owner is not restricted to using the property for specified time frames. Condotel financing is a rare product, but available. A consumer should be very careful to identify this upfront so that they do not waste time and money on appraisals and application fees only to find out the property is ineligible.

Don't Get Caught in the Impact Zone. By Dan Polimino.

Over the Holidays, I was vacationing in Hawaii and if you have ever been to Hawaii in the winter, you know that you can expect some great swells. The North Shore of Oahu is famous for their 20-foot swells in the winter. I was on the Big Island where the waves are much smaller and that was a good thing because I am far from being a pro when it comes to boogie boarding or surfing. Nonetheless, I wanted to teach my son and daughter to boogie board so we headed out to tackle the waves. While they did great, I, on the other hand had my fair share of wipeouts. Boarding or surfing is one of those sports that you need to practice week in and week out. It had been a while since I boogie boarded last, and boy did it show.

More than once, I found myself caught in the impact zone. That's the area where the waves close out and crash directly on you. Even though I know how to duck under massive surf, I still got caught a few times, getting rolled by waves. The problem was my INDECISION. Many times I would be in the impact zone and I knew that I should either be farther out before the waves closed out, or I should be farther in, close to shore. It was my lack of making a smart, quick decision that often got me hurt. Each time I stumbled back to shore with a hurt knee, shoulder, foot, or back. I was painfully aware that I was 43 and getting older by the minute. I realized that my indecision was hurting me.

How many of us can say that in our daily life? Our indecision may be hurting us! Maybe we keep finding ourselves in the impact zone because we have not made a decision to go forward or back. In real estate, this may mean it's time to sell that house and move on to a new chapter in your life. It may mean making rental homes a new business for you. Or for someone thinking of buying, maybe the family has outgrown the house and it is time to move up. You’ve been indecisive long enough; you're in the impact zone, so either move out before the waves crash, or move in safe to shore. Sometimes, the most uncomfortable place to be is in your comfort zone.

Prices are hefty. $110 for a full day, $220 for 2 days, you don't get a price break unless you buy more than 2 days at a time. You can buy cheaper tickets online, but MUST be at least 7 days in advance. (Wish we knew that). The town is very fun and lively, many restaurants/bars to keep you entertained at night. We also encountered several locals, who were extremely friendly and accommodating to us 'tourists'. Many beautiful luxury cabin rentals in the area. If you're from southern CA and want to get away, and also get some AWESOME snowboarding/ skiing in, go to Breck! (If you're unconvinced, we saw Shaun White and some other pros practicing in the terrain park here!)"

Refinancing a condo could be easier than you think!

While obtaining a mortgage to purchase a condominium may present an interesting challenge because of the required project approval on the Home Owners Association (HOA), refinancing a condo could be easier than you would think.

If you have an existing government loan, either FHA or VA, project approval is not required for either a Federal Housing Administration (FHA) "streamline" refinance or VA Internal Rate Reduction Refinancing Loan (IRRRL). Both loans are designed to help people refinance to either a lower interest rate or change from an Adjustable Rate Mortgage (ARM) to a fixed rate mortgage. These loans do not allow for taking cash out. While both FHA and VA mortgages do have programs to provide for cash out, the standards are higher, and will include project approval and other criteria such as an appraisal, full income documentation, etc.

In addition to not requiring project approval for a VA or FHA rate reduction refinance, an appraisal is usually not required. Credit score requirements are reasonable, and debt to income ratios are not a factor in qualifying. In most mortgages, closing costs may be rolled into the new mortgage. A caveat I must mention is that borrowers should closely examine how much is being rolled into the loan. I have seen predatory lenders roll costs into a mortgage that would take the borrower over 15 years to recapture. The borrowers were so focused on rate that they forgot that the interest rate is only half of the equation. Rate and fees are what counts.

It's Worth Repeating. By Dan Polimino.

As you know, I have sold luxury homes for some time now and I frequently get calls from frustrated sellers who are having a tough time selling their property. I understand their frustration; it's not been easy for the Realtors either over the last three to four years. Most people start off the conversation with the same question, which is, "Why can't we even get an offer on our home?" The answer is one that I have written about many times before, but I think it is worth repeating. People like to make the real estate business really complicated, but the truth is, it boils down to just four main reasons why your home may not be selling. Here they are again in order of priority:

* Did you price it right? All a realtor can do is present the data. It's your home, and you make the decision on how quickly you want to sell the home. If you ignore good data and price it high, the home will sit, sit, and sit. When you decide to price it right, the home will sell, but the decision is entirely up to you. Don't get caught in hopa, hopa land. Hoping that someone will magically come off the street and over pay for your home.
* Does the home show well? If it does show well then cross this off the list. If you are not sure, ask your agent. If you want an outsider’s point of view, have a friend walk through your home with a critical eye giving you feedback or hire a stager.
* Do you have great marketing? This is easier than you think. You are smart people and through the process of interviewing agents, you will know great marketing when you see it.
* Location, location, location. It's the first and most important rule of real estate. If you have a bad location or a challenging location, you may have a hard time selling that home. The only thing that you can do to combat a tough location is to price the home well below market value. You have to make the price so appealing that a buyer would ignore the location because the price is so darn good.

Finally, if you don't get all of the above absolutely spot on, then you will have a miserable time attracting offers. Remember that the goal is to sell it as quickly as possible for the highest price. That means getting these four points CORRECT right out of the gate.
